Home Buyers! What is "Your Perfect Home"?

Together, through discussion and house tours, I can help you in your search to find and buy a home that is perfect for you..

 How Do We Begin (to find your perfect home in the Kitchener-Waterloo area)?

·         First, you begin by filling out the Home Buyers' Questionnaire below. I will get back to you within 24 hours.

·        You'll receive my Home Buyer's Kit chock full of info about the home buying process!  Contents include information about Mortgages, Property Taxes, Land Transfer Tax, Closing Costs, Multiple Listing Service (MLS), Inspections, Agreements of Purchase and Sale and the Closing Process.

·         Then, I'll locate homes for you to preview in the neighbourhood, style and price range you prefer.

·         I'll learn more about your home buying needs and preferences by tuning in to you - during our phone conversations and showings.

·         I'll refer you to several of the best financing experts who can help you determine your options.

·         I'll help you in your home buying search by keeping you abreast of new listings coming on the market.

What Next?

·         We'll review available information about the homes that you prefer - How long have the homes been on the market? Are the homes stale-dated or newly listed properties? What have the neighbouring homes sold for? When did the seller purchase the home and what did the seller originally pay for this home?

·         We'll narrow down the choices to your "Number One" choice.

·         Then, we'll put our heads together and draw up the Agreement of Purchase and Sale.

·         I'll establish a time to meet with the sellers and their agent to present the offer.

·         I'll carefully negotiate any differences between you and the seller and offer an objective, third-party viewpoint.

Moving tips compliments of Looey Tremblay:

1. Reserve your date and book the movers. Consider your options for packing:
    a)    have your movers pack everything;
    b)    have your movers pack just the breakables;
    c)    pack everything yourself.

It is a good idea to obtain estimates from several different companies as you will find a variety of service options and price ranges.
Ask each company exactly how their charges are calculated and what is included.
How much insurance is included in the estimate?
If you are moving cross-country, is the delivery date guaranteed?
Can you reduce the bill by providing your own boxes and packing yourself?

2. If you own your present home:

arrange to have your gas, water, and electric meters read on the day you depart and ensure to have the bills forwarded to your new address;
if you heat with oil, have the oil tank read and filled before your sale closes, and provide a receipt to your lawyer, if required;
if the water heater or furnace is rented, arrange for a transfer of the rental agreement to the Purchaser;
arrange for disconnection of your telephone, cable TV and water softener.

3. If you rent your present home:

tender the required written notice to your landlord and ascertain how and when you will be reimbursed any money you have on deposit.

4. At your new home:

make arrangements for hook-up of the gas and electric utilities, water softener, telephone, and cable TV on the day the sale closes;
phone your insurance agent to arrange for home insurance for the day of closing.

5. General:

get "change of address" cards from the post office and mail well in advance of moving day;
arrange for the post office to forward your mail to your new address;
cancel local newspaper subscriptions and arrange for delivery at new address;
cancel or transfer any social, athletic, civic, religious, or business affiliations, and memberships;
arrange for the transfer of medical, dental, prescription, and optical records;
go to your local ministry office to change the address on your driver's licence(s) effective the day of the move;
ensure to pick up any outstanding dry cleaning;
to lessen the trauma, try to take your pets with you - lots of fresh water and treats will make the journey easier;
safely dispose of all flammable liquids as it is illegal for movers to carry them;
pack a lunch or "easy fixings" to make when you get to your new home;
pack a box of "essentials" - toilet paper, beverages, telephone, plastic utensils, paper plates, pet food, bowls, kids' toys, diapers, first aid kit, etc.
